Proposed Service Station (JDAP)

The presence of a small petrol station and garage on this street many years ago was undoubtedly a good idea as it was able to service the needs of the local North Perth community. Things change though. North Perth is adequately serviced now by a number of local large petrol stations on nearby main roads. Where they should be. Angove Street is a small pedestrian/family oriented precinct which does not need the inconvenience and high volumes of traffic a petrol station may bring. The road layout does not lend itself to this. With the increased use of electric vehicles and push towards the ending of fossil fuel consumption one has to ask if this is a good long term use of such valuable land. Surely there are better, more practical and imaginative uses this land could be put to?

Proposed Single House

This section of Buxton St has been nominated to be a "Character Retention Area" as it has a unique character & charm, with its modest, traditional, single storied homes, many which are restored war service homes, which have front porches & which adhere to the setback laws.Those who live here have tried hard to preserve the visual character of the street & the large setbacks when we have undergone extensions & have created open, grassed areas & landscaping in the front of our homes to reduce to build up of urban heat as well as creating neighbourly interaction & the ability to survey the street in light of the increased break-ins in the area. As a result this area has a unique social character & should be afforded special consideration.
In light of these facts, my objections to this proposed residence are as follows:-
*It is not sensitive or sympathetic to the streetscape & established residences in the street & fails to compliment any of the existing buildings.
*It is overly large & substantially bulky & visually dominates the entire block, thus overwhelming the landscape & uncomplimentary to any of the surrounding residences. *The excessive height will create shadows & reduce sunlight to the adjacent homes & impact on their solar panels.
*The retaining wall at the property front exceeds the maximum allowed & does not consider the natural fall of the street, thus causing it to dominate the streetscape & reduce the ability for neighbourhood interaction.
We are now at risk of having 2 adjoining residences ( No 9 & 11) which dominate the street & DO NOT satisfy the "deemed to comply minimal standards" & that lessons will not be learned from the non compliant residence of No 9 which was approved by the City of Vincent, thus contradicting their own policies.
As there are now 2 empty blocks opposite ( Nos 8 & !0) . The risk of further unchecked development in this small area would radically change the visual impact of this unique hamlet.

I currently live at this address and to think it could be knocked down for generic apartments is disheartening. This home has been here for at least 130 years! It was here when my father learnt to swim across the road some 50years ago and it brings him and many others joy to see something still standing from the past. The home is full of character and meets contemporary needs despite its age. It truly is a joy to live in and call home - as I'm sure many of the previous tenants could vouch for also. Please don't knock it down.

We have had excavation diggers turn up on the property today - Saturday 22nd April and this was our alert to look for the plans.

The council has made no effort to inform any neighbours about the plans etc.

Both batching plants in this area must surely be on borrowed time. When previous applications were made for extensions of time/area there were numerous objections and the issue went before the State Administrative Tribunal. At that time I believe SAT allowed a 5 year extension of time.
This area is no longer suited to such industries as it is now primarily clean commercial and residential and it is contrary to the current Government/Local Government near and inner city planning for the future.
This type of industry belongs in a dedicated industrial area.

Both batching plants in this area must surely be on borrowed time. Previous applications for extension of time/area were met with considerable opposition and were progressed to the State Administrative Tribunal which allowed a further 5 years of operation. This type of industry is no longer suited to this area which is now dedicated to clean commercial and residential development. It should now be moved to a dedicated industrial area.
It is also contrary to current Government/Local Government planning which is focused on promoting inner and near city residential development.

I am a on The Boulevarde, and living on a corner block. We went through planning and finished our house making it a 6 x 3, and we worked well within our footprint. We didn't need to go up, and we are still keeping with the style and character of the rest of the street. We want to keep our streets green and appealing, this does not comply with the Mt Hawthorn Precinct policy!!!

I have lived on The Boulevarde for more than 25 years and I completely agree with all the above comments. I was originally drawn to Mount Hawthorn, and in particular The Boulevarde, because of the character which had been retained. The proposed building is in no way within keeping of this character, in fact it is as far removed as it could possibly be.
Aside from being an ugly blight on the whole street, I notice that the proposed height south is 3.8 metres which does not comply with current maximum height criteria of 3.5 metres. Also, the proposed average height of 3.7 metres is 0.70 metres above the current maximum height regulation.

I would like to know what are town planners are thinking? Do they all live on the quietest and leafier character streets so this has no impact for them, then for us it just does not matter. Just like the now planned and approved speed humps etc on Anzac road from Oxford street to Sasse Ave, this council does the bare minimum so that they pass planning with little or no fuss. I live on The Boulevarde just a few houses away and with that you would think I as a neighbour would have been directly asked for comment, "but that has not happened". So to add to eye sore of extra cars using The Boulevarde as a rat run, we will have a house the would be better suited to in some uber modern sea side suburb. Shame Shame Shame, how do we get these decision makers to understand or to have them removed. We move here for the character and peaceful life style, the council seems to have a process which is to destroy much of that.

I also live on The Boulevarde and agree with Leah's comments. This proposed development will change the street scape of a relatively in tact character street immeasurably. I am opposed to the bulk of the proposed building, the lack of surrounding open space and mature trees and the domineering design which is completely at odds with the surrounding houses. Of particular note is the black roof when all other houses in the street have clay tiles or corrugated steel roofing. There are many examples of new builds in character suburbs which are designed to be sympathetic to the surrounding character houses through use of similar materials and reasonable setbacks, heights and bulk. This is not one of those and will be a blight on our street and, if approved, will provide precedent for future housing developments which further detract from our neighbourhood.

I write to object to the planning application for a dwelling at 28 The Boulevarde. I live at 71 The Boulevarde. This street is one of the last to (almost) completely retain it's character in Mount Hawthorn. The proposed building is completely out of keeping with that character. It is highly modern, square, blocky and with the removal of several mature trees and it's huge footprint and height, will stand starkly out on the street. The character integrety of The Boulevarde will finally be destroyed. The house also does not comply with the Mount Hawthorn Precinct Policy. I moved to Mount Hawthorn to live in a character area, and I am slowly watching the surrounding suburbs of North Perth and Leederville be buried under soviet looking developments which will stand empty in the current market and having my heart broken by the constant loss of historical character Perth homes to stark modern theatre-room-laden monstrosities build right out to their fences at the expensive of the greenery that makes this place so lovely. Please allow Mt Hawthorn to retain it's character.

I live close to the school and would not support this application. I agree with the above comments. This is too close to residential areas, the school and the daycare. There are more than 800 children at the school and many of them walk and ride. This will also affect the deli and shops next door which we would like to remain as they add to the village feel of mount hawthorn.

traffic is already heavy and goes too fast in the mornings.
I believe this would not help the situation, as more traffic would detour to get fuel in the mornings.
