Are we seriously still considering planting non-productive houses on rare, precious and clean productive farmland? Kalbar will become one of those useless communities who produce nothing but artists, commuters and meth houses. It has to stop. The local people’s quality of life is evaporating while cashed up outsiders and a select few locals flourish.

We support and commend Council’s information request to LG Resorts dated 23 May, 2024.
In future negotiations we believe that two more specific conditions should be imparted: the scale of the plan is reduced to 80 lots; the plan provides an additional entry/exit point.
These two conditions are based on the following observations:
If Kidd Street were to be widened under the present plan of 166 lots, it would still ‘diminish the safety, efficiency or integrity’ of the ‘existing infrastructure’ and fail to minimise the ‘disruption of the community during construction.’ Even if lots were reduced to 80, a serious problem would remain in any emergency (eg, fire requiring evacuation, and serious storm activity).

A related problem concerns traffic congestion at the intersection of Kidd and Main Streets. LG’s application refers only to peak-hour traffic while ignoring the major peak period during Main Street’s business hours which include traffic to and from the council refuse dump.
Parking on Main Street during business hours is also a relevant issue, with limited off-street parking available for increasing usage of this precinct. Indicative of this problem is Council’s implementing two-hour limits on parts of the street.
The application makes no reference to when the Kidd Street upgrade will be undertaken. Before, during or after the project? Will the street remain in its present degraded condition for an extended construction period, possibly over ten years, during which time the project may be moving towards capacity occupation?
Thanks to Google Earth we have examined eight existing LG ‘resorts’. All have immediate and direct access to a main road or a road or street wider and shorter than Kidd Street and provide quicker and easier access to a main road or highway. In other words, the Kidd Street connection is a ‘first’ for LG and indicates a disregard of its safety and functionality implications.
We believe the points made above justify our second recommended condition that the plan provides an additional entry/exit point. This is entirely feasible as 49 Coleman Square (especially if converted to a one-way street, and 20 North Street could be available. Use of the second point would take pressure off Kidd Street/Main Street congestion and, as importantly, offer an additional emergency exit and entrance for response vehicles.
In terms of emergencies, we were surprised that the Council document did not refer to the Fire Hazard submission which appears to deliberately downplay any possible threat, miscalculate the considerable number of surrounding flooded gums with their flammable bark and leaf droppage, ignore climate change, and advance ridiculously misleading images of the forest floor.
Please note that most of the points raised above allude to, and are reinforced by, the Assessment Benchmarks and Performance Outcomes listed on page 13 of Council’s Information Request document.
Please do not proceed with this subdivision development. The small country town charm of Kalbar is why we all love living here. Each time a residential development begins it loses more of its soul and charm.
Kalbar already is struggling to support its local people with the services it has. I have lived here for 2 years can cant get into medical centres as they don’t take on new patients. How are new the services going to keep up? The one cafe in town is so over crowded most days already that I avoid it. I can’t even complete a full grocery shop at the Spa and still need to travel to Ipswich.
Please think about the knock on affects of this. Before any new housing developments are approved, the services within the community would need development first!
I have just recently moved to this beautiful part of the world after spending 3 years in Ripley, it is over crowded and busy what I would expect from the city. My children are growing and my husband and I are looking for a slower paced life. The roads need works, there is no high school plus other important pieces of infrastructure that a town requires to service its citizens, however this is what I love about Kalbar, I feel a subdivision this large would impact on the community.
Also a nursing home was planned and blocked, why propose another development.
This development joins Edward’s street which is already congested. People who have recently moved here are not familiar with the droughts we get when Moogerah dam nearly runs out of water. Wifi is nearly impossible to get onto with all the new houses here already. The school is already overcrowded and has closed off its catchment area. There are also subdivisions on every corner of Kalbar at the moment so don’t ruin the country feel of this beautiful little rural town. The cross road with my street (Welge st) has become very dangerous with all the traffic and small streets which is the end of Edward Street.
Scenic Rim Regional Council need to stand up for our environment. This area is home to a colony of vulnerable koalas. Any further extraction of materials and proposed freight of such will severely affect the livelihood of koalas and other wildlife living on the proposed extraction site and roadside trees. The State Government was the authority who deemed koalas vulnerable. That should be enough for the Scenic Rim Regional Council to argue against development.
Looking forward to moving to the Mountain closer to my family and supporting my daughter and spending more time with my grandsons. Now being widowed it would be great to be closer to family.
Having the supportive bond of her Mum moving so close to us, will be good for Suze and the boys. Family support is crucial for supporting one another in difficult times.

We live in this street and moved here for a quiet existence. We do not want tourist cabins in our street bringing different people constantly to our area. The rest of Tamborine and the Scenic Rim is already being destroyed with development housing. It is changing the character and appeal of our area, and so will a tourist business in this street.
Looking forward to having my Mum live on our block together. Family means everything to us and having Grandma so close will be so beneficial for the boys growing up.
As this area backs onto a gully / watercourse that has flooded more frequently in the past two years, than in previous years, how will this development not cause greater flooding?
This application is submitted by someone from Brisbane. In all due respect urban developers should not be allowed to cut up our land. This land had history and is special because of the space it has and the connection to the land. We need to avoid cutting up our land otherwise it will start to look like ipswich and brisbane new development areas like Ripley.
This block is already small enough, it does not need to be made smaller. Carl Avenue and Charles Street is a premium address in Kalbar and by making the blocks smaller, it will decrease the value and desirability of the area. Please do not allow.

Hi,
I understand why the developers want to build these cabins. I think the designs do not reflect the history of the town and the region. They look too modern and will stick out like a sore thumb. The town is starting to look more like Ripley or Springfield with the small blocks and basic brick builds, these designs are sadly contributing to this look and need to be changed. I would prefer no cabins to be built and maintain the small country town feel of Kalbar. These should not be approved.

I think there is far to much water extraction in this area already, it will have to much impact on the water there and the creek
This was only a few years ago there
Tamborine Mountain school runs dry prompting calls for a 'water emergency' declaration. Members of a Gold Coast Hinterland community have called for the State Government to intervene and halt commercial water extraction as a school's bore runs dry.
I would be concerned that this would exist to service the needs of the local community for the short interim whilst we are experiencing drought. When and if this passes what happens to the water extraction? Does this water continue to be extracted and taken off the mountain? Then during the next dry period does this supplier come back to service locals or would the commitment already exist with off mountain operations. If locals are prepared and organized we can manage with the suppliers we have. I would only support this if it was guaranteed that the water would not leave the mountain.
Has the drawdown on the aquifer been assessed. A decision needs to take this onto account, I.e. is it impact assessable. The council have not made the findings of the existing study on the aquifer public or at least I'm not aware of them as are most TM residents. Have models been run to assess existing drawdown in a drying climate? Results need to be made public. Commercial extraction of a public resource is not desirable given the lack of impact assessment.
I fully support this application to for the applicant to become another Domestic water supplier to the 4272 area.
I have read the application documents submitted to council regarding this application. TJ Kelly's Town planning application page is quite strait forward and succinct. It is to supply LOCAL DOMESTIC WATER to MT Tamborine ONLY 4272, using 13500 lt water trucks.
Some people are currently paying circa $385 if not more for water delivered from off the mountain. Current wait time is almost 3 mths with some people waiting until February 2024 for their next delivery.
People without the luxury of their own water bore rely on rainfall or water deliveries.
The BOM as at 19/9/2023 has declared that we are in an EL Nino weather pattern, with warm and dry conditions for some time, with below average rainfall across 2/3 of the country.
To those who have commented already negatively here refer to 28500 lt cap semi trailers taking water off the mountain to various bottling plants have simply not read or understood the application thoroughly.
These 28500 liter Cap semi trailers are not suppling local domestic water!
Mtn residents are well averse of the damage to our roads these tankers do and the repairs to road surfaces not designed for this traffic are at ratepayers expense!
These Semi Trailer Milk Tankers feeding plants off the Mountain have nothing to do with this application!
Also with reference to posters here complaining that this application will increase truck traffic on Tamborine Mtn Rds on one hand, at the same time they are turning a blind eye to the increase of Water trucks (13500 lt) competing with the Semi tankers when commuting up to Mt Tamborine from Logan or Gold Coast shire with a load!
So basically this complaint is nonsense!
I have seen the applicant post on the Mt Tamborine Community Facebook page.
After just 48 hrs on line this post has achieved more than 30 likes with several questions answered by the applicant.
So to summarize any resident or local business who is currently paying to fill their water tanks is also a supporter of this application!
Too many water tankers taking away water from
Everyone else here. Although they say it will be used locally, I’m sure it’s just to pass planning and then off it will go elsewhere.
The mountain really needs more sources of water to support local residents in times of need. Currently, some residents are waiting weeks for their tanks to be filled. To have another water supplier dedicated for domestic use only will fill this gap.

My concerns on the approval for a water extraction on Hartley Road are
* Within the same street and within close vicinity are multiple water extraction utilities for commercial use. As this application is for commercial use (water sales/ delivery) I believe this has the potential to impact the community detrimentally.
* whilst the intention may not be for large scale operation, there are costs to the community to maintain compliance, if there are no restrictions and/or no compliance, there is potential for further impacts on roads within this vicinity. As a resident it is noticeable that large trucks are used in the commercial business of transportation of water within close proximity of this application, therefore this application will see an increase of this type of traffic.
* Existing commercial water extraction business have no obligations to the community in circumstances of drought and domestic water shortages. The needs of the community including the impacts of droughts and domestic water shortages should be considered and included in requirements for existing and new commercial water extraction businesses.
There are already too many water extraction sites on Hartley road. Existing water extraction sites on Hartley road can be repurposed for domestic use only. This would be the best for the Mountain, the residents, it’s economy and liveability.
