How farcical! What "landscaping" is to be done when the building occupies 100% of the land.
The build has started & the footpath in Bowns Road is unmaintained (grass/weeds/rubble) & will soon be unpassible.
This already has all of the hallmarks of a Jerry built construction.
I attempted to email the builder regarding Bowns Road being a 3 tonne limit. They bounced my email back tagges as "unread"!

Alterations and additions to an aged care facility to accommodate a new lift, upgrade of the existing lift, new egress stairs, works to accommodate the new lift and fire upgrades.

This new lift is very much needed. HOWEVER parking MUST be created for family and other visitors to the facility. Especially as many visitors are also frail, elderly and infirm, with various mobility issues. The decision of Council/RMS several years ago, to make clearways both sides of Henry Lawson Drive, even on opposite side/direction to peak hour traffic flow, greatly impacted parking availability to visitors.

I live very close to this property. I find it unacceptable that they are willing to destroy their backyard to build an unnecessary pool.

Further to this, the constant noise and splashes that come from the pool will annoy me. I don't like the noise while I'm in my house. I urge the council and neighbours to please decline this application.

Will this application meet the requirements of 'Drainage of Low Level Properties' per the Georges River Council Stormwater Management Policy December 2023.
Georges River Council has this part of Wisdom street under investigation for stormwater issues and no approval should be given until this and the Blakehurst/Kogarah Flood Study is complete with the right information.
The council stormwater drain which was shown on council maps and studies leading to Connells bay for discharge near the rear of this property was rectified by council on the 15/07/24 as the pipe did not exist.
The other pipe known to council was legally blocked with their approval as water was illegally being discharged to this pipe from a landowner.
The applicant has inherited a problem like myself and fellow neighbors.

At a minimum if the following is not complied with the DA should not be approved. Further given the existing lack of available on-street parking for residents in the Heritage Conservation area details of the provision of adequate off-street parking should be included in the DA and the applicant must be able to demonstrate how each occupant of these dwellings will be provided with off-street parking for their vehicles, boats, trailers, caravans etc for the occupants as well as their visitors. The DA requirements within the Heritage Conservation area differ to other parts of the LGA. The Council Heritage Consultant must review and approve all DAs in the McCreas Estate. As for carports they should generally be detached elements and located only in traditional positions, that is to the REAR side of the dwelling and set back from the front façade.
• Carports sited forward of the building will generally NOT be supported by Council. Secondary buildings siting relates to the positioning of buildings on allotments, which in this instance
includes houses and carports. The Conservation Area has a fairly consistent rhythm and spacing in the siting of buildings, established by the consistency of lot sizes and dimensions, and uniform front and side boundary setbacks. Some of the more substantial houses are set well back from the street boundary.

New buildings must be sited to reinforce the rhythm and spacing of
buildings in the Conservation Area.
The façade of new buildings must be orientated to the street frontage to be consistent with adjacent Contributory buildings. The setback of new buildings to the street and side boundaries must maintain the established significant pattern of setbacks in the streetscape. The historic character of the Conservation Area exhibits a consistency in the materials, colours and detailing of elements which combined contribute to the special character of the locality.
Additions and new buildings should exhibit in their composition with regard to material and colour selection a harmonious compatibility with materials, colours and textures of adjacent Contributory buildings. The design of alterations and addition and new buildings need not mimic exactly
existing original details, but rather re-interpret and be complimentary with existing dwellings, responding to the following guidelines. The design of alterations and additions and new buildings in the Penshurst Heritage Conservation Area requires careful analysis and examination of the locality to identify those elements which contribute to its historic character. As previously noted, the character of the conservation area has been shaped by the following factors:
• the predominate landform;
• street landscaping;
• the date, type and style of buildings;
• the scale and form of buildings;
• street and subdivision patterns;
• the setback and siting of houses, carports and garages;
• fencing and front gardens; and
• materials, colour, building techniques and details.
Due to the diversity of predominantly Inter-War housing styles, it is very important
for applicants proposing alterations and additions to understand the stylistic
characteristics and elements which are unique to their property, and appropriately interpret and design new works which are sympathetic and in harmony with the character of the dwelling. Additions should not mimic detail to the point of being perceived as part of the
original building, but rather should be able to be interpreted as later additions, however, they should be of a form, style and finish which does not detract from the character of the original building. Each of the design criteria discussed below collectively contribute to and influence, the overall historic character and distinctive streetscapes of the Conservation Area.

We agree with the previous comments if the owners of this property don't want to live in a light filled private single storey Californian bungalow then they should either fully comply with all of Council's Heritage requirements or alternatively they could consider moving to Connells Point or South Hurstville where oversized two storey boxes are now the norm. All stacked next to each other and competiting with each other for dominance. Each over looking and shadowing the other with no privacy or outdoor amenity in a totally non cohesive street scape. We don't want this type of overdevelopment in this area !!

The main purpose of conserving the character and street sxaoe ofvthe McRaes Estate is to conserve the history of the development in the area. These are also special places in their own right, with pleasant and distinctive streetscapes, landscapes and building characters that create a sense of place that is worth retaining. In recent years some people wish (for their own reasons,) to over develop their property's and I so doing change the character of this area. This is why Heritage Conservation Controls were first put in place to prevent the loss of the character of this area. Maintenance of the general scale of residences in the Conservation Area is a critical element in preserving the character of the locality. Where single-storey buildings predominate in a streetscape any additions should
maintain that essential character when viewed from the street or surrounding townscape. For these reasons when additional floor space is required it should be contained within the existing roof space, with possible dormers and/or skylight additions as part of an attic style addition, but only where such elements do not dominate the roof qualities. Dormers and/or skylights should preferably be located on the rear roof plane as a general rule. This is why GRC and theocal community have building controls in the area. In short NO oversized boxes and NO Private Certifiers in order to get around the rules. But we suspect that the applicant already knows this..

On accordance with the Heritage Conservation Controls this a d any other proposed development with the McCreas Estate MUST be submitted to the GRC Heritage Officer for approval and the GRC must be the Certifier. In other words No Private Certifiers can be used in the Estate as a means of trying to skirt around the controls and destroy the Heritage Value of the Estate. Council Officers must intervene in this and all other developments of this type to maintain the Heritage value of the area as well as the amenity for other residents. We do not want the Estate to be turned into a series of oversized boxes imposing themselves and overlooking on everyones eslse properties like South Hurstville.

With recent developments on this part of Forest Road, there are more cars and not enough parking. This is especially problematic when the night markets are on and on Saturdays with sport at Gannon’s. Cars are now often parking across my driveway and blocking access. A dual occupancy dwelling on this site not only reduces available street parking and ability of buses to stop and will increase the number of cars on the road needing a car parking space. Most houses on Forest road and Samuel street have more cars than can fit on the property leading to more crowding of the street. As a result it is becoming increasingly dangerous to cross this road and difficult to pull out of driveways with the limited visibility.

Georges River Coucil has reduced the amenity for affordable housing occupants by the provision of open space, artificial turf , grandstand and hard stand surfaces for vehicle parking, that is desperately needed for affordable accomodation requirements. Please advise what has Georgers River Council provided for low socio economic people in the precinct, there is no safe crossing for one side of cambridge street to the other and the amenity safety and places of rest and relaxation have been removed, the lower socio economic requirement of individuals and families have been hijacked to CLUBS that have profited from gambling by way of poker machines, alcohol and parkland open space envelopment. Affordable accomodation is not suitable in Cambridge St due to lack of rest from traffic bypassing king georges road , insufficient open and green space per ratio in comparison to other areas and the unsafe traffic volumes and speed of cambridge st being the deface lanes of king georges road

The proposed demolition and construction of a child care centre at 4 The Esplanade, South Hurstville, raises serious concerns about the existing traffic conditions in the area. The street is already burdened with a high volume of cars from the existing townhouses and houses, exacerbating the traffic congestion. The nearby Connells Point Road, a major thoroughfare, consistently faces blockages during peak times due to limited intersections servicing schools.

Introducing a child care centre on a two-way street with insufficient capacity for two-way traffic, especially when one direction is blocked, poses significant safety risks. This predicament could force drivers into making illegal U-turns at intersections further up along the road, creating further chaos and potential hazards and plenty of noise pollution. Despite previous concerns raised with the council, the issues persist and appear to intensify with this proposed development. It is imperative to address these escalating problems and question the rationale behind subjecting residents to such unnecessary challenges.

As previous concerns not an address that a childcare centre is needed. We have child care centres in all streets surrounding The Esplanade, number 4 is located very close to connelks point road for pick up and drop off would congest if cars are waiting for drive in. It will bring our street quality and value down and is not needed with so many others around that are also finding it hard and struggling to meet costs of running a childcare centre. 1 on resthaven just opened up this year. Very unhappy nearby resident I have been here for 37 years and would not expect my property value to decline nor our area that has enough amenities and already struggling with traffic and parking in our street.

This seems to be an inappropriate position for a Chemist Warehouse. We already have 2 existing Chemists within a few meters of this proposal. Let the small business in our village make a living without big conglomerates coming into a small village suburb. Doesn’t make sense for Council to allow this. We obviously need to set up a Chamber of Commerce for our local shops to survive. A fish shop or dress shop or a nice wine/gin bar would have been better. Not a 3rd chemist.

Hi a resident of 6 Stanley Street Kogarah we now have another development higher than the current apartments, it's really unfair that Georges River Council is not considering views that will be blocked. Building not being aligned to building next door only 6-7 levels. Plus the extra traffic to Stanley Street, Stanley Lane and Regent Lane. Regent Street lights to Princess hwy is struggling to cope with current traffic. Considering this will have shops once again there is insufficient parking for staff and patrons of these premises. We also need to consider the local Schools give the community the infrastructure if government is chasing g developer money
