Construction a Dwelling with Attached Garage

Hello,
On behalf of [name redacted], who is the owner of adjoining property, [address redacted], Urunga 2455.
We are seeking clarification, with regard to the outlined area on plan, attached to garage of the above dwelling construction. It is on the south side and 2m from the southern b'dy.
It does not show any construction in Elevation Plan, nor is it word mentioned re Dwelling type, in Application.
It appears to be a Concrete Slab, for what purpose?
Design Guidelines for Estate, as per Review Board, do not allow for Ancillary structures visible from street, of more than 9m2. Carports/Garden Sheds, etc. Further to this Carports are NOT allowed at all, this area outlined appears to larger than 9m2, therefore, what is the intended purpose?
If, for later construction of ??, please Refer to Blackwattle Estate Design. Guidelines.Blackwattle-Estate-Urunga-Brochure_10Web.pdf. If it is, just a Slab/Service area, for Cleaning or Washing, whatever, what are the Drainage controls?
Our concern is,
- clarification of intended use.
- Compliance with Estate Guidelines.
- water movement/drainage, from the hard surface to LOT 13, neighbouring property, as fall of land does exist, to our burden. There would need to be adequate drainage, if this is, actually the intent. which is not indicated on Application or Plans.
As previously stated, it is NOT clear what this area is designed for on Plan or Application.
Could you please advise of the intention of use, we refer to the Estate Guideline re Tony Ross Design Studio 22, Coffs Harbour who are the Design approval team, for the estate.

This is a terrible idea. The roads cannot stand more traffic from tourists, many sections are too narrow and already are dangerous at times. People unfamiliar with the area aren’t as considerate to the locals walking animals or children riding bikes. Not to mention our roads from Richardson’s Bridge forward get terrible pot holes that are poorly maintained and will not hold up well to more traffic. Please do not turn our beloved Darkwood into the next Promised Lands.

There are so many reasons this is a dangerous and bad idea. Shall I just leave it at the last point - flooding!

Furthermore, it is disrespectful that this planning was not sent out to the locals for us to have a chance to make it in time for the official objections.

Hoping there will be upgrades to the roads and bridges to accommodate the increased traffic. Waste services will also need to be improved especially during the holiday periods.

Boat Shed

Building in a flood zone is rediculous. Building a private facility for non residents of the village in an already conjested boat launching area and sporting fields is rediculous and unfair for the local school and public users of the oval. There is no other public parking provided for boats. The development is also blocking access to privately owned land. The development will be an eye sore to the beautiful landscape of Mylestom.

We would like to know more information....

Does this mean that there will be an increase of truck traffic? If so we feel the entrance road needs to be fixed of pot holes, due to noise etc.

What are the hours of operation?

What will be the noise restrictions put on the type of business, being in a residential area?

Hello,

I am supportive of this application as it reflects what already exists in this part of Bellingen - large lots but not overly large. The existing land size isn't big enough for any real rural purpose and by allowing a subdivision of this nature provides an opportunity to increase the population of Bellingen without needing to add additional infrastructure.

It has occurred to me that there is an addition subdivision being proposed across the road from here (in Scotchman Road). This would make five or six new properties all in this area. I also believe there is a house proposed to be built up the hill from this proposal, again in Scotchman Road.

I assume that all of these properties will need to establish some kind of OSMS - wouldn't it be useful to take advantage of all this activity now and connect Scotchman Road to the town sewer - this would have long term benefits for the health of our waterways and could be partially funded by the money these properties would have otherwise had to spend to setup their OSMS.
