I wish to formally object to the proposed Development Application on the basis that the proposal will result in unacceptable cumulative impacts on existing on-street parking supply, traffic conditions, and residential amenity within Alan Road and the surrounding local street network. I wish to raise concerns regarding the proposed development for an additional business operating from the subject property, particularly in relation to street parking capacity and cumulative traffic impacts on Alan Road.
Allowing an additional business with multiple staff members and no on-site parking provision is not considered appropriate given the current level of parking demand already experienced in the area. Street parking is already heavily constrained, and the introduction of further staff parking demand will exacerbate existing pressures on residents.
At present, surrounding businesses already contribute significantly to local parking congestion. The Spa Rooms operates with approximately 3–4 staff on site daily, and at times more. Wilks Cuts regularly utilises Alan Road for staff and customer parking, with at least two staff vehicles commonly parked along the street.
The Dog Wash business generates ongoing visitor traffic throughout the day, including outside standard operating hours (people are using the dog wash after operating hours which causes significant and excess noise when it should not be in operation), particularly during summer, with approximately 1–2 vehicles present at any given time depending on demand.
In addition, staff from nearby businesses, including Bambino’s and the local chemist, frequently park in Alan Road. As a result, residents often find it difficult to secure parking close to their homes and are at times forced to park further away, including in Berowra Waters Road and surrounding streets.
The situation is further intensified during the monthly markets, which generate a significant influx of vehicles. During these events, parking overflow regularly results in vehicles blocking residential driveways and restricting access for residents to enter or exit their properties.
Given these cumulative impacts, the addition of further business activity without adequate off-street parking provision is likely to worsen existing congestion, reduce residential amenity, and increase safety risks associated with informal and obstructive parking behaviour resulting in unacceptable impacts on public safety, amenity, and local traffic efficiency.
For these reasons, I strongly object to the proposed increase in commercial use intensity without a corresponding and enforceable parking management solution.
