Secondary Consent Amendment to approved plans - The proposed changes have been driven by cost considerations provided by the builder, leading to a reduction in the project scope. The key changes are as follows: First Floor: - The previous proposed first-floor addition has been removed, and the existing first-floor layout will now be retained. - The cladding to the west side (rear yard) of the first floor will be replaced with Scyon Axon panels with a painted finish. - The rear (west facing) face of the existing tiled roof will be replaced with roof sheeting, as detailed in the updated drawings. Ground Floor Addition: The ground floor addition remains largely similar to the original proposal, with some minor adjustments: - New garden beds have been introduced between the existing and proposed areas. - Roof heights have been modified over Living 01 and the outdoor area, which has consequently altered the design and layout of the roof plan. - Some material selections to the proposed addition have also been updated. (please refer to drawings) Front Façade: All works to the front façade remain unchanged from the original permit. Minor adjustments have been made to windows along the side boundaries: - The study window on the north boundary will now remain as is. - On the south boundary, one window will be removed and replaced to match the design of the other window in Living 02. A new WSUD plan has been provided to account for changes to the roof area.
