I will provide site plans that will show the proposed distilling area, (e.g., stills, storage, and production zones) and cellar door layout, including customer access and parking. The proposal will meet all zoning, safety, and environmental requirements, including waste and noise management. This expansion marks the next growth stage for my business, enhancing production capabilities and providing a controlled retail collection point for customers. The property 24/327 Mansfield (M&M Business Park) is currently used for coffee roasting, with the tenant roasting coffee in-house. The tenant is relocating to a larger unit within the same estate. M&M Business Park is a gated business estate with approximately 60 businesses, primarily occupied by food and beverage manufacturers. It is a well-known foodie hub, with existing businesses including coffee roasters, vegan food manufacturers, a creperie and more. M&M Business park is fully gated and locked at 6pm daily, and it is fully secured by cameras. Additionally, the area has two established breweries nearby—3 Ravens and Moon Dog—that operate similar beverage production processes that I am applying for.
