I am a local real estate agent that lives nearby and in speaking to a number of local residents we have a few concerns regarding this application.

- The location is very close to a busy intersection being the roundabout connecting Capricorn Bvd and Green Valley Road.
- The applicant runs a furniture removalist business from the premises and owns multiple large trucks and utes.
- The applicant frequently parks trucks onsite (not on the roads edge but rather within his property)
- This application may result in the trucks not being able to be parked off the the street and may result in him having to park on the roadside which could have significant safety implications.
- Many children cross this intersection during school hours and it is a very tricky roundabout to navigate to cross, largely due to the way traffic is controlled by the lights on the corner of Cowpasture and Green Valley Roads.
- In speaking with the owner myself he has verbally given assurance that the trucks will be parked elsewhere once construction of the granny flat commences but feel this should be bought to your attention for consideration.

Please be aware that the objection is not personal in any way. Ahmad runs an exceptional local removalist business and we are so proud to have him and his family in our community....We just want to make sure that council considers these factors in making decisions.
