We are writing to you in regards to the development at 130 Evelyn Street, Macquarie Fields, Sydney, NSW. Application number 3976/2022/DA-U
We have reviewed the plans and documents provided and have put together the following summary of our concerns:
The proposed development does not fit within the established character of the area and is considered out of context for the locality.
The proposed development results in a substantial impact on the safety of the surrounding neighbourhood.
After carefully inspecting the Statement of Environmental Effects, there a certain number of issues we would like to address.
Suitability of the Site for the Proposed Development
Loss of amenity in a residential area, disruption to the community by a development not suitable to a residential neighbourhood, due to increased density and high turnover of residents
Residential area zoning how can business operation can happen
Adequacy of parking/loading/turning
Traffic generation
Noise and disturbance resulting from use
Smells
Road access
Increased crime due to short term / transient tenants.
Increased traffic and parking issues, what provisions are made in the proposed development for off street residential and visitor parking.
Bus stop is 8 m from front door of this property
increased traffic had the potential to cause a school bus to crash (it is near a school)
Disabled persons' access there is no footpath on this side of street for normal walkabout
