184 Wine Country Drive – objection to the proposed development

To Cessnock City Council,
I am writing to you to object to the proposed development for a cafe and self-storage facility listed above.
I am the owner of a property at 185 Wine Country Drive. My wife and I use this as a holiday house for family and friends and rent it for occasional weekends to people who want to enjoy a quiet rural, retreat.
The reasons for the objection include:
• The Hunter Valley and Wine Country Drive in particular attract a wide range of visitors locally and globally because they want a “wine country experience”. Preserving the provenance of this experience brings Millions of tourists and income to the Valley
• This is an area where we would expect leisure activities in a country setting, holiday minded travellers, interested in food options, wine, golf, walking, ballooning, art and craft galleries, and related services.
• A storage facility does not fit the Councils stated aims of developing welcoming community living in an attractive and sustainable rural environment. This is a traditional, unimaginative industrial business and belongs in an industrial park
• Self storage facilities are always located close to other facilities that are industrial in nature and convenient to the user population. The location of this facility satisfies none of these criteria
• Self storage facilities are 24x7 operations and attract unnecessary traffic and noise to a peaceful rural area across all hours
• Traffic access to Wine Country Drive is already problematical with the volume of holiday makers enjoying mostly good movement from predictable side streets with good merging lanes. Safety concerns will emerge when impatient drivers attempt to rejoin the constant stream of traffic where where cars are primarily holiday makers enjoying the ambience.
• Ugly, unnecessary industrial structures along this beautiful stretch of vineyards, art galleries, rural settings, and golf courses is a complete contradiction to the expectations of current residents and visitors. It is likely to attract derision from people who understand and want to preserve the heritage of the Hunter – “what are they thinking”… is already the reaction of many of our local friends and visitors the Council approves this development.

My property is on the eastern side of black creek near proposed development, I am concerned with the backfill works of the site will impact my block with more extreme flood conditions. I purchased my property for the rural aspect and this development will ruin that and believe it’s not suited to the area .

We live off FLETCHER st. in PERRIS st. the local government keeps approving all these new builds and subdivisions with no upgrading of any off the roads. There are 85 homes going into the new estate in Valleyveiw close.. Fletcher st is the only way in and out off Mckensey st , Valley veiw cl. and Perris st. and there around 70 homes at present. Getting on to Wine Country Dr. at the moment is very dangerous, if they put the storage facility and cafe in I believe there is going to be a terrible accident. I believe the cafe is going to be around a 100 seats. It will also detract from our beautiful suburb and effect our home prices. Also that land on Winecountry Dr. is a natural water cause and if this is interfered with it may cause flooding in the area. Now word around the area is the subdivision off 3 large properties at the end of Fletcher St. The traffic in and out out of Fletcher st. is going to be dangerous.
