A pity.

A pity that such a beautiful building will be replaced by another steel and glass box.

The tragedy here is not so much one era displacing another, but the absence of imagination, and dully predictable outcome.

In as much as Vicroads blithely allows the desecration of our shared ecological heritage at Ararat, so Melbourne City Council approves once again the lowest common denominator on the only criteria that counts in this City... Money.

Please reconsider, this is a unique and indispensable Modernist vessel representing the quality and craftsmanship of Australian mid century architecture - and intrinsically tied to the story of Marvellous Melbourne. At the very least you could leave the facade intact, not only is it a tourist draw card but is a visually commanding, iconic modernist streetscape. Please reconsider, The last thing Melbourne needs is yet another poorly conceived steel and glass multi-level soulless building! and especially in the heart of our historic gem, East Melbourne.

The problem is that this building has not been graded in the current MCC heritage inventory 2020 -so it has no status-although in a HO
The stylistic difference in this Interwar sub-area of East Melbourne built over the railway tunnel has never been addressed,
East Melbourne itself has not been reviewed since the 1980s study- the MCC should undertake the reviews they promised when the interim heritage inventory was issued - that is East Melbourne, North Melbourne, Parkville and the northern part of Carlton... a lot of work there!

Additionally, the added density, shading of surrounding heritage buildings, increased difficulty parking on streets and loss of local amenity will be disappointing

Absolutely disgusting, Melbourne city council should be forever condemned by future generations for the vandalism inflicted on our city. Our heritage is continually under attack by greedy developers and ignorant bureaucrats.

If this is demolished to make way for more less than inhabitable apartments this would be a shame on us as a city.

There are other uses for this building it is wasteful to demolish well built locations so flippantly.

Planners and architects; have some sense of decency and mandate the retention of this unique building. We seem to have had a brief period of enlightenment in the eighties. Now heritage, aesthetics and design excellence have been trashed and almost match the low point that was the fifties to the seventies. What a period of architectural horror that was!

A stunning example of the streamlined 'Moderne' style of inter-war architecture. Unique features of the building are its curved walls, curved concrete window hoods, black contrasting bricks and portholes. The 'Ascot' has the clean, curvilinear look typical of the art deco era and reminiscent of an ocean liner. The deisgn features are considered: the continuous window hoods give the impression of decks; portholes replace traditional windows and the stairwell punches through the roofline to create a funnel. Above all it has a prow dictated by the difficult wedge-shaped block on which it sits. It is hard to imagine a building better suited to the site. Please preserve this beautiful example of groundbreaking modernist design and engineering.

The height, scale, massing and lack of setbacks will dominate the surrounds and fail to respond positively to the surrounding context.

The proposal fails to respond to the heritage values of the site and surroundings.

The proposal will unacceptably dominate and overshadow the surrounding dwellings in a village residential area and neighbourhood residential zone.

The proposal fails to properly respond to heritage overlays of the site and surrounds.

The proposal fails to respond positively to the preferred neighbourhood character.

It's my view that the risks cannot be mitigated by acceptable conditions and that the only appropriate outcome for this matter is that the Responsible Authority make a determination of Refusal.
